P&T Group-南京金陵飯店 Jinling Hotel Asia Pacific Tower

南京金陵酒店(Jinling Hotel)從落成以來便被視為是當地人的驕傲,當時更是中國最高的建築與市中心區顯目的地標。建築師事務所P&T Group當初便設想著如何讓這座高240公尺,57層樓的飯店變成一處吸引遊客的住宿,並將周遭公共空間改造成美麗的景觀及人行道。

除了亮眼外型外,酒店設施豐富,像是宴會廳、餐廳、健身中心及屋頂的泳池等等,而周遭的人行通道及景觀公園也是設計重點。酒店上方方型的設計同時也酒店下方的環型設計相呼應以符合中國傳統中的「陰陽風水」概念;酒店外立面交錯的長方型開窗設計也表現出中國傳統文化上的符號,同時在白色鋁板、雙層玻璃與色彩運用的外觀上讓酒店更展現出視覺上的力道。

酒店以米白色大理石為基礎層,上層配置370間客房及頂層的高級行政套房,下層在無柱設計的廣大空間中設計了辦公區。周圍的環帶地景公園中含了一條通道,而楓樹、花床、裝飾圖騰、水景及藝術裝置等則讓地景設計像是城市中的一處沙漠中的綠洲。地景公園不但是事務所對周圍環境設計的重點,也整合性地連結了附近的MRT站,不但讓使用辦公區的人員更有便利的交通路線,也創造出一處綠化的交通模式。

如何改造舊金陵酒店的外觀呈現方式一直是事務所起初的考量重點,像是使用灰色系隔熱玻璃的高效帷幕牆系統產生視覺效果,同時讓酒店成為節能建築以對抗當地炙熱的氣候。事務所在綠化設計的過程中,尚包括了各種的水景系統、濕式仿生植幕、具感應控制器的高效照明系統、低耗能的衛生間系統及其他的自動控制能源設備等等,讓改造後的新酒店更能與當地環境做更佳的結合。

The Jinling Hotel is an iconic Landmark in the centre of Nanjing. On completion in 1982, it was the tallest building in Mainland China and became a source of pride for the people of Nanjing.

Recognizing the need for additional and new contemporary accommodation, a limited design competition was held to establish a development strategy. Our winning proposal provides the extension in a single, 57-storey tall tower arising a height of 240 meters, freeing the rest of the site for public areas, extensive landscaping and circulation.

A podium linked to the existing hotel houses new, extensive banqueting facilities, restaurants and a health club with an indoor swimming pool on its roof. The remainder of the mid city site is allocated to circulation and landscaped gardens.
The new development is attached to the existing one in the centre of the site. A square tower, echoing the geometry and the articulation of the existing tower in a "Yin / Yang" solution, anchors the development. Its fenestration advances the given appearance into a richer, culturally appropriate solution whilst respecting the given visual outlook. Clad in white aluminum panels, combined with double glazed, tinted windows, the visual relationship with the existing tower is reinforced.

Base structure, lined with beige granite equally connects to the podium of the existing hotel. A total of 370 new guestrooms are located on the top floors of the tower, topped by an executive lounge. Grade A offices are formed on the lower 30 floors, column free and spacious.

The belt-like garden which surrounds the project, hides an internal road and is extensively landscaped. Maple trees, flowerbeds, paving pattern, water features and artwork reinforce the Oasis-In-The-City ambiance.

The new Jinling hotel adopted a low site coverage ratio intentionally for the creation of a new garden to enhance hotel environment. The project is seamlessly connected to MTR station, benefiting all users especially the office component, and encouraging a green transportation mode.

Elevation design is a continuity of the original architectural expression in the old Jinling hotel. High performance utilized curtain wall system adopted the grey tinted low-e IGU at vision panels, making the hotel an energy efficient building to respond to the hot climatic condition.

Other green features included: variable flow chilled water system, high-efficient building services equipments such as pump & a/c plant, energy efficient lighting system (T5 & LED) with sensor control, intelligent and automatic control for HVAC system, low water-consumption sanitary fittings (low flow tap & shower head), sufficient water meters to monitor water consumption and building management system to control and monitor energy use.
